Signs You Need Roof Repair

Water Damage

Your roof is not the only place moisture can enter your home or business. However, it is the most likely culprit. Keep in mind that signs of water damage may be quite small. Look for watermarks and damp patches, as well as the smell of mildew.

Mold and Moss Growth

These can grow both inside your building and outside on the roof and walls. No matter where they are present, mold and moss indicate there is a moisture issue, most likely stemming from a leak somewhere in your roof.

Light Along the Roofline

Your roof, when properly fitted and installed, should align seamlessly with the supporting walls and structures. If outside light shines inside anywhere along the roofline, even just the smallest pinpoint of sunshine, there is likely a significant issue.

Loose or Missing Shingles

If your shingles do not sit flush against the roof or have disappeared entirely, your underlying structures are exposed to the elements. If this is not corrected, damage can accumulate and cause a cave-in.


Your roof should form a straight line along the ridge for sloped roofs, or feature very slight angling on flat roofs to allow for water control. When sagging is present, there is likely structural damage in need of immediate repair.

Loose Flashing

Flashing is the material installed around objects that run through the roof, such as vents and chimneys. Flashing is meant to divert water away from the seams, and when it is damaged, rain and snow can enter the building and cause harm.


Depending on the materials used in the construction of your roof and how well it was installed, it can last anywhere from 10 to 70 years. If your roof is at or near the average lifespan for its type, you likely need some form of repair, if not full replacement.
