Signs You Need Roof Replacement

When it comes to roof replacement, the signs of a problem are often similar to those that indicate you need repair. The difference is in how extensive the damage is. In most cases, only a trained roofing technician will be able to determine whether replacement is needed.

Signs that indicate there could be a need for roof replacement include:

Water Damage

Any time moisture enters a building through the roof, there is a significant problem. In some cases, these leaks can be resolved through quality repair, but when moisture has already caused significant damage, replacement is best.

Mold and Moss Growth

Both mold and moss take time to develop, which means that if they are present, your water damage has been accumulating for a while. Most likely, it has caused significant harm to your roof and support structures.

Light Along the Roofline

If outside light is shining into your home or business along the roofline, this means that the roofing is pulling away from the support structures. Even if there is just a pinpoint of light, most likely, severe problems have developed.

Loose or Missing Shingles

Shingles are designed to protect the underlying structures of your roof. When they are not fitted correctly or are missing, other parts of the roof become damaged. If not caught early on, this can cause a cave-in.

Sagging

Sloped roofs should form a straight line along the ridge, while flat roofs should have an almost imperceptible slope for controlling water runoff. Any sagging is a sign of significant structural damage that, in most cases, is beyond simple repair.

Age

Different types of roofing have different lifespans, ranging from 10 to 70 years. If your roof is nearing or past the typical lifespan for its materials, most likely, you should consider replacement.

What to Expect From a Roof Replacement

If you have never gone through the roof replacement process before, it can feel a bit intimidating. However, the ULTIMA team works to make it as easy and painless as possible. Our roof replacement process can be broken down into seven steps.

Inspection

Once you contact us, we head to your home or business and perform a detailed inspection. During this inspection, we will note any issues we find and how severe they are. Then, we will go over our notes in depth, explaining what our recommendations are and why we feel replacement is the best course of action. The inspection and estimate are free of charge.

Selecting Materials

We will fine-tune our estimate once we talk to you about the roofing materials we offer. You will be able to choose from asphalt shingles, metal roofing, modified bitumen, and more. Our technicians will help guide you towards the option that best suits your needs and budget.

Removing the Old Roof

Installing a new roof means removing the old one. This may be done all at once or in sections, depending on what we feel is the best course of action. We remove everything down to the plywood.

Inspecting the Old Wood

Once everything is removed, we will be able to fully inspect the framing. If we find holes or rot in any of the boards, this will need to be replaced as well. We will discuss this with you and modify the estimate as needed.

Installing Moisture Barriers

Assuming the wood structures are all in good condition, your new roof will start with an underlayment. This is a moisture barrier that covers the entire roof. Flashing is also installed at this time to prevent leaks.

Installing New Roofing Material

During this step, we install the roofing material of your choice. This is typically the fastest step, as our experienced team can install shingles quickly.

Completing the Finishing Touches

After the shingles are in place, we take care of the smaller details, such as ridge vents, reattaching gutters, and anything else needed to get your roof set up for long-term success. Before we leave, we will fully clean your property, ensuring there are no tasks for you to take on or dangers from leftover nails and metal.
